All bidders will be required to register by presenting proper I. D. and will receive a bid packet.  Bidding and purchase of this property is not contingent upon financing.  Bidders should have financing, if needed, in place prior to bidding.  The high bidder will be required to sign a contract of purchase and submit an escrow deposit of ten percent (10%) of that high bid at the conclusion of the auction.  Upon approval by the Circuit Court, conveyance will be by Special Warranty Deed, free and clear of liens, subject to such conditions, easements, right-of-ways of record including utility easements of record to the extent they may lawfully apply to the property.
