AUCTION TERMS & CONDITIONS: All properties are being sold "as-is" without warranty with the exception of good title.  Purchasers of Parcel 1 and Parcel 3 will be required to make an escrow deposit of $7,500 due by the conclusion of the auction.  On all remaining parcels, the purchaser shall make an escrow deposit of ten percent (10%) of the final contract sales price.  There will be a three percent (3%) buyers premium added to the highest and final bid on each parcel which constitutes the final contact sales price.  Your bidding and purchasing is not contingent upon financing.  All bidders and purchasers are responsible for their own due diligence.  Balance due by cash or certified funds at closing upon delivery of deed within thirty (30) days.  Appropriate city, town, and or county ordinances/zoning apply.
